In unincorporated Adams County, check permits before the project starts

Before you ask what you are building, settle who handles the permit. That answer depends on where the property sits, not just that it falls within Adams County.

The county runs permitting for unincorporated land, the stretches outside any city’s limits. But a home inside Brighton, Commerce City, Thornton, Westminster, Northglenn, Federal Heights, or another incorporated city usually answers to that city’s own building department. Being in the county and being served by the county permit office are two different things, and the line between them is easy to miss.

For unincorporated property, the county’s building permit page covers the kinds of projects that commonly need one: additions, garages, accessory buildings, signs, mechanical work, and other construction. The cheapest time to raise a permit question is while the project is still a drawing on the kitchen table. Sort it out then and it is paperwork. Discover it after the work is framed and finished, and a missing permit can resurface later as a stalled sale, an insurance dispute, a failed inspection, or a code-compliance order to undo what you built.
