An Arapahoe basement bedroom needs a real escape path

Carpet, drywall, and a closet do not turn a basement room into a legal bedroom. In unincorporated Arapahoe County, a room where someone sleeps has to have a real way out in a fire (an egress window large enough to climb through, or a door to the outside) plus working smoke alarms. Those safety pieces are reviewed as part of the basement-finish permit, not treated as afterthoughts.

That distinction matters most when money is on the line. Listings use the word bedroom freely, and a downstairs room can look every bit as finished and comfortable as one upstairs. What separates a true bedroom from a nice room with a bed in it is the escape path and the permit record behind it. A buyer counting that room toward the bedroom total is counting on safety features that may or may not be there.

If you are the one building the space, the order of work is everything. An egress window means cutting the foundation and digging a window well outside — heavy, expensive work that gets far harder once framing, wiring, and trim are in place. Plan the escape opening first, then build the walls around it.
