Delta County development needs proof of water supply

Water is the first development question in Delta County, not the last. In this dry stretch of the Western Slope, a site plan can look right on paper and still stall because the water behind it was never proven.

A development application has to carry proof of an adequate water supply. A water tap or a well permit is the usual evidence, and the documentation needs to show the source is sufficient for the type of use being proposed. It is not enough that water exists somewhere on the parcel; the paperwork has to tie that supply to the actual plan.

Ordinary projects run into this more than people expect. A house, a second dwelling, a farm stand with plumbing, a small business use, or a subdivision can each ask a bigger water question than whatever the land did before. A tap sized for one home does not automatically stretch to two. A well permit may allow a narrower use than the new project assumes it can lean on.

So before drawing a building site around a view or a flat spot, put the water question in plain terms early: who serves this parcel, what document proves the supply, and does that supply actually match the use being proposed? Delta County’s Water/Wastewater office can tell you which of those three the application will want to see, and in what form.
