A shed, detached garage, greenhouse, gazebo, or carport can look like a weekend project next to the house it sits behind. Colorado Springs treats it as a zoning question all the same.

An accessory structure is one detached from the main building and tied to an accessory use, and its placement turns on three things you can check before you commit: the property’s zone district, the required setbacks from your lot lines, and the lot coverage limit that caps how much of the parcel can be built on. On top of those, an overlay can layer in extra review. Hillside, streamside, and historic-preservation overlays each carry their own standards, and a property can fall under one without the owner realizing it.

A very small structure may slip below the threshold for a building permit through the Pikes Peak Regional Building Department. That is not the same as a green light to put it anywhere. Zoning standards, recorded easements, overlays, and private covenants all keep their say over where the thing can actually go.

The cheapest moment to sort this out is before the slab is poured, the posts go in, or the delivery truck arrives. Moving a finished shed off an easement is a far worse afternoon than reading the rules was.
