Plenty of homes on rural parcels and the edges of town never connect to a city sewer line. They rely instead on an onsite wastewater treatment system, the same thing most people still call a septic system.

Putting in a new system, repairing one, or altering an existing one all run through the county OWTS regulations and permit process at Environmental Health. Depending on the work, that can mean an application, a soil and site evaluation, a system design, and a site plan, all reviewed before anyone breaks ground.

A flushing toilet hides a lot. The bathroom can work fine while the system underneath is too small for a planned addition, never permitted for a new use, or sitting in soil that makes repairs slow and costly. Soil type, slope, water, and required setbacks each quietly shape what a parcel can actually support.

Before buying, the questions worth asking are what records already exist for the system and what the county would require for the work you have in mind. An owner planning to dig or swap out parts is better off asking first than discovering the limits halfway through a project.
