A tax lien sale sounds like a quiet way to pick up a mountain parcel, but it is really a process for collecting delinquent taxes. Grand County runs its sale online through the official tax certificate auction site, and what you buy there is a certificate, not a deed.

The steps after the sale stretch out over time. Subsequent taxes attach to the certificate, and in some cases a treasurer’s deed process can follow much later. That deed path changed under state law, and deeds are not handed to the lien holder automatically. Winning a certificate is the start of a long road, not the finish.

A certificate is a financial interest created by unpaid taxes, and it carries none of the assurances a buyer expects. It does not clear title problems, settle boundary questions, guarantee legal access, lift zoning limits, or fix building issues. It also does not push the existing owner out of the picture, who may still redeem the taxes and end the matter.

So if a parcel with delinquent taxes catches your eye as a bargain, treat the lien status as a flag to investigate rather than an invitation to buy. A title company or real-estate attorney can tell you what the certificate actually conveys, and the treasurer’s office keeps the current county process posted.
