Larimer building-material use tax gets a final true-up

Paying for a building permit can feel like the tax part is done. On a Larimer County project, the use tax on building materials is only estimated at that point, not settled. When the permit is issued and paid for, the Building Department collects a deposit based on what the project is expected to cost.

The real number comes later. At the end of the job, a Project Cost Report sets the actual building-material use tax against the deposit, and the difference goes one way or the other: more is owed, or a refund comes back. The whole point of the deposit is that it gets reconciled, not pocketed as a final figure.

Because the true-up runs on actual costs, the math can shift over the life of the build. Materials run higher or lower than planned, timing changes, and what your receipts add up to is what the final calculation leans on. A project that quietly grew can owe more than the early estimate; one that came in lean may have money coming back.

So keep your receipts and job-cost records as you go, rather than reconstructing them at the end. When the certificate of occupancy, finalization, or letter of completion lands, the Larimer County use-tax page has the current Project Cost Report instructions, and that step closes the file the permit deposit only opened.
