Some Larimer projects need site-plan review before building permits

Not every Larimer County property project goes straight from idea to building permit.

The county’s site-plan process guide says site-plan review is used to make sure certain multiple-family and non-residential development complies with the Land Use Code and previous approval conditions. The guide also says this review must happen before a building permit application is accepted.

For a normal single-family buyer, this may not matter. For someone looking at a small apartment building, mixed-use idea, shop, kennel, storage use, or other non-residential property, it can be the step that sets the timeline.

Before budgeting construction, ask whether the property needs site-plan review, building permits, or both. The county Planning Division is the right first stop because the building counter may not be the first gate.
