Electrical and plumbing permits may be state paperwork in Las Animas County

A county building permit does not cover every trade out here in southern Colorado’s coal-and-ranch country. Plumbing and electrical work runs on its own track, handled by Colorado’s Division of Professions and Occupations rather than the Las Animas County Building Department. Pull a county permit for the structure, and the wiring and pipes still need their own state paperwork.

There is one more wrinkle worth catching early. The homeowner permit path is only for owners doing the work themselves. Hire an electrician or plumber, and the contractor is the one responsible for getting the required permit, so an owner who keeps clicking through the homeowner forms can end up with the wrong permit on file.

So before a remodel, sort out which path applies. Wiring, service changes, plumbing fixtures, water heaters, gas lines, detached structures: each may need a state permit, not just the county one. Ask the question before work starts, and tuck the permit records into the house file alongside the building and septic paperwork.

Buyers can turn this into a simple question at showings. Fresh finishes prove nothing about whether the trade work behind the walls was ever permitted. The time to ask for that paper trail is while there is still room to make it right.
