Buying from someone who has owned the place for decades, it is tempting to drop their tax bill straight into your budget. Wait before you do. Colorado gives property tax exemptions to qualifying seniors and to disabled veterans, and those breaks can make one owner’s bill look nothing like what the next owner will pay.

An exemption travels with the person who earned it, not with the house. So a low number on a home in Sterling, or on a quiet acreage out past town, may rest on the seller’s age or service rather than anything about the property itself. When the home changes hands, that piece can fall away, and the value and taxing districts get looked at fresh.
