Senior and veteran property tax exemptions start with the assessor
A Porch Note from Colorado Porch — plain-English local details for all 64 Colorado counties.
Property tax breaks are easy to hear about secondhand at the coffee shop and hard to pin down from memory. The Montezuma County assessor’s office handles the ones that apply to a home: the qualified senior primary residence classification, the disabled veterans exemption, and the versions for surviving spouses and Gold Star spouses.
Having a form on the list is not the same as qualifying for it. What the assessor’s office gives you is the current paperwork and a straight answer about how the rules land on your particular house, which beats relying on what a neighbor remembers from their own situation.
The detail that catches people is that none of this is automatic. Growing older, serving in the military, or inheriting a house does not flip a switch on the tax bill; someone has to apply, and an exemption tied to a previous owner may not carry over after a sale. A buyer who assumes the old discount came with the deed can be surprised the first year. A longtime owner can just as easily have missed a form they qualified for all along.
Because eligibility rules and filing deadlines shift, the safest move is to pull the current form from the Montezuma County Assessor and confirm the details there rather than trusting an old copy in a drawer.
