Selling a manufactured home in Sedgwick County needs a tax authentication

A Porch Note from Colorado Porch — plain-English local details for all 64 Colorado counties.

A manufactured home moves differently than a stick-built house, even out here on the high plains near Julesburg where land is plentiful and homes can sit a long while. Before one changes hands, the seller has to clear all property taxes on it and hand the buyer a tax authentication issued by the Treasurer’s Office. That single piece of paper confirms the taxes are square and the home is clear to transfer.

The home may feel like a simple sale between two neighbors, but the tax and title steps still have to line up. A copy of the title is part of getting the authentication, and the owner carries a few ongoing duties besides: putting the title into the new owner’s name, keeping the mailing address current, and paying taxes on time.

If you are buying, a few questions at the kitchen table save trouble later. Are the taxes paid? Does the seller already have the tax authentication in hand? Is the title paperwork ready to sign over? A yes to all three means the handoff should go smoothly.

If you are selling, the worst time to learn about a missing tax or title piece is the morning of the sale. Call the Treasurer well ahead so the authentication is ready when the buyer is. The Treasurer and Public Trustee office handles the manufactured housing process and can walk you through exactly what they need before any money changes hands.
