A Weld loan payoff still needs a recorded release

Sending the final payment on a Weld County mortgage clears the debt, but it does not, on its own, make the lien vanish from the property record that same day. The record needs a second step to catch up.

That step is a Release of Deed of Trust, which removes all or part of the property from the lien created by the original Deed of Trust. Once the loan terms are satisfied, the release request goes to the Public Trustee for the county where the property sits, which here is Weld. From there the release is recorded with the Weld County Clerk and Recorder, and only then does the public record show the property free of that loan.

The reason to care about a piece of paper you may never think to ask for: it is the proof the old loan is gone. A homeowner needs it as a clean record years down the line. A buyer can run into trouble when an old deed of trust still surfaces in a title search because the release was never recorded.
