Adams County Public Trustee work is its own lane

A Porch Note from Colorado Porch — plain-English local details for all 64 Colorado counties.

Under stress, county office names tend to blur into one big “they” that you hope can fix everything. The Public Trustee is not that office. It does one defined job, and knowing its edges saves a lot of wasted phone calls.

The Public Trustee acts as a neutral intermediary in deed-of-trust matters. It processes the documents tied to foreclosures and to releases of deeds of trust, and it conducts foreclosure sales. What it does not do is keep the records people often assume live there. Ownership information comes from the Assessor. Recorded deeds and liens are kept by the Clerk and Recorder.

That split decides which counter actually answers your question. A foreclosure notice and an unreleased deed of trust belong to the Public Trustee. A question about who owns a parcel runs through the Assessor. A search for a recorded lien goes to the Clerk and Recorder. Send the same question to all three and you get three partial answers and more confusion than you started with.

Match the question to the office and the path gets shorter. Bring deed-of-trust foreclosure and release questions to the Public Trustee; take ownership and recorded-document questions to the Assessor and the Clerk and Recorder. Naming the right office first is often the difference between a single clear call and an afternoon of being transferred.
