Arapahoe property taxes start with the assessor, then move to the treasurer

Almost every property tax question in Arapahoe County belongs to one of two offices, and knowing which one saves an afternoon on hold.

The Assessor handles value. That office keeps the property records and the classification, so it is where you go to look up a parcel, read a Notice of Valuation, ask about an exemption, or appeal a value you think is too high. Everything there is about what the property is worth and how it is described.

The Treasurer handles the bill. Once the tax roll is set, this office collects the property taxes and passes the money on to the county, the school districts, the cities, and the other public bodies listed on the statement. The dividing line is simple once you hear it. “Why is my home valued this way” is an Assessor question. “What do I owe and how do I pay it” is a Treasurer question. Calling the wrong one just routes you back across the hall.

A buyer gets the fullest picture by pulling from both at once: the Assessor for the property record and the valuation history, the Treasurer for the current tax account and any unpaid balance. Read together, the two pages tell a far clearer story about a home than either one does on its own.
