In Chaffee County, land-use review may come before the building permit

The building permit is not always the first county approval a Chaffee County project needs. A land-use or development permit may have to clear first, and only then can the building application move forward — an order that surprises people who expect to walk straight to the building counter.

This is the part that catches buyers shopping for land outside Salida, Buena Vista, Poncha Springs, and the smaller settlement areas. A plan can look like nothing more than a house, a shop, a driveway, an accessory use, or a modest site change, yet the land-use question still has to be answered before any of it is allowed.

A short call to planning, made before you pay for full plans, is the cheapest insurance there is. Ask whether the parcel needs zoning, development, access, floodplain, or other review before the building department can issue a permit. When the property sits inside a town rather than unincorporated county, begin with that town instead of assuming the county handles everything.
