Chaffee County's GIS map is more than a parcel lookup

A Porch Note from Colorado Porch — plain-English local details for all 64 Colorado counties.

The Chaffee County GIS map is where a road-side first impression meets the record. A lot can look perfect from the shoulder: a mountain view, a creek running past, a driveway line that seems obvious. One lookup pulls parcel-level information across many layers at once, including zoning, floodplains, steep slopes, wildfire risk, and wildlife habitat.

Those layers often tell a different story than the view does. The same lot with the creek may sit partly in a mapped floodplain. The easy driveway may climb ground the slope layer flags. A zoning district can rule out the use you had in mind, and a wildfire layer can shape what and where you are allowed to build. None of this is visible standing in the grass, which is why the map is worth opening before you make an offer or pay for plans.

It is a screen, though, not a verdict. GIS layers are a starting point, and the official answer can still hinge on planning staff, the building department, a survey, or a professional report. Treating the map as a final permission slip is how people get surprised later.

Opening the map early is how most deal-breakers show up while you can still walk away. The Chaffee County Land Use Code page links straight to it, which makes that page the natural first stop when you are sizing up a piece of land.
