Flood risk in Delta County is an address-level thing, not a vague regional worry, and there is a free way to look it up before money or dirt is involved. The Delta County Interactive Map can draw the FEMA Floodplain Map Layer right over a parcel: turn on FEMA Flood Hazard Areas and the mapped zones appear. The same county property map carries the rest of the picture too: parcels, roads, town boundaries, water companies, address points, and other layers stacked together.

What the map gives you is the question, not the verdict. A single parcel can hold one building spot that sits high and dry and another corner that trips floodplain review, and the trigger is often not the obvious creek. A road crossing, an irrigation ditch, or a low pasture that gathers runoff in a wet spring can pull a piece of ground into the regulated area even when the house pad itself looks fine.

So pull up the map early and let it tell you whether there is a question to answer at all. If the flood hazard layer touches the parcel anywhere, treat that as the beginning of a conversation. The floodplain administrator or Planning can confirm what the mapped line actually means for a specific site before anyone designs a building, hauls in fill, or signs for flood-sensitive land.
