A Gilpin new home needs a real OWTS path

Wastewater is one of the first questions to settle on a new Gilpin County home, not the last.

Every new residential dwelling unit must have an onsite wastewater treatment system, an OWTS, that meets both Gilpin County rules and Colorado’s Regulation 43. A composting toilet or an incinerating toilet will not satisfy that requirement. They cannot stand in for a water-carrying onsite system, no matter how off-grid the cabin is meant to be.

Public Health regulates these systems across the county, and the permit work splits into a few clear paths: construction for a new system, repair, and modification. Each is its own application with its own review.

This is the question that decides whether a vacant parcel can really become a home. A workable site needs soils that drain, a design that fits the ground, the right permits, and a final approval before anyone moves in. In the old gold-mining country around Central City and Black Hawk, where lots can be steep, rocky, narrow, or threaded with abandoned mining features, septic feasibility is not a formality. It can shape both the cost of building and how long the project takes.

If you are weighing raw land, treat the OWTS path as part of the price of the lot. A soils test and a frank conversation with Public Health early on can tell you whether a buildable home site is actually there.
