Larimer County subdivision review asks how water will work

Drawing new lot lines on a map is the easy part of splitting land. The harder question, and the one that decides whether the division actually works, is how water and wastewater will reach each piece.

Larimer County builds that question into the preliminary plat. Applicants have to address water supply and wastewater service early, and for good reason: a new lot is close to worthless if it cannot be served by an approved water source and an approved way to handle waste. Better to learn that at the plat stage than after someone has bought a parcel they cannot legally build on.

The answer shifts a lot depending on where the land sits. On rural acreage, foothills parcels, and edge-of-town projects, service might come from a special district, a city utility, a well, or an onsite wastewater treatment system. Each of those paths carries its own proof to gather and its own timeline, and none of them follows automatically from the lines on a drawing.

So before counting on a parcel being divisible, work out in concrete terms how each future lot would get legal water and approved wastewater. The preliminary plat packet and the county’s water planning page are where that groundwork begins, and they tend to reward the people who start there rather than discovering the gap later.
