An Arapahoe manufactured home title has a tax sign-off

A Porch Note from Colorado Porch — plain-English local details for all 64 Colorado counties.

Buying or selling a manufactured home in Arapahoe County takes more than a handshake and a signature on the title. Two county offices have to weigh in on taxes first, and that step is easy to overlook until it stalls the deal.

It works as a relay. The buyer may need an Authentication or Certification of Manufactured Home Tax Form, which starts at the Assessor. The Assessor fills in the assessed valuation and the taxes due, then the form goes to the Treasurer, who collects those taxes and signs off. Only once the tax form is handled and the taxes are paid does a new title issue. The point of the form is simple: it keeps a home from changing hands with unpaid taxes riding along on it.

The handoff is most likely to bite in three situations — when the home is being moved to a new lot, when the title paperwork is already running late, or when older taxes on the home are unclear and have to be sorted out. In any of those, a transfer can sit and wait until the tax form clears, even if everything else about the sale is ready.

Knowing this ahead of time keeps a closing date realistic. Arapahoe County’s manufactured home title pages lay out the steps, and a quick call to the Assessor or Treasurer will tell you which office needs to sign next and roughly how long that takes.
