An Arapahoe tax bill is built from several taxing districts

No single office in Arapahoe County sets your property tax, which is why two homes a few streets apart can sell for nearly the same price and still come with very different bills. The bill is a stack, and each layer is decided by a different board.

The Board of County Commissioners levies the county share. City and town officials set the municipal share for homes inside their limits. School districts set theirs, and so do special districts, each through its own board. Once all those levies are certified, the Assessor extends them onto each property and builds the tax warrant roll. The county line is only one entry on that stack.

The rest depends entirely on where a parcel sits. One home might fall inside a city, a school district, and a fire district. Another, just outside the city limit, might instead carry a water or sanitation district, a library district, a recreation district, or a metro district levy on top of the county base. Each of those layers is real money, and metro districts in particular can ride along with newer subdivisions for years.

This is why a tax figure means little until you know whose levies feed it. When you are weighing a home, pull the list of taxing authorities for that exact parcel rather than trusting a round number or a neighbor’s bill. Two addresses in the same county can be in entirely different combinations of districts, and the bill follows the districts, not the county name.
