The notice comes to you because the property is yours, not because anyone expects you to write the check. It is the county’s way of keeping the actual owner in the loop, regardless of who handles the money behind the scenes.

That makes the notice a quiet annual checkup. Read it once and compare it against what you know. Is the owner name right? The parcel and mailing address? Do the listed tax authorities match the districts your home actually sits in? Then take one more step the paper alone cannot finish: confirm that the mortgage company already paid, or is scheduled to. Escrow shortfalls and missed payments do happen, and the owner is the last person to find out.

Buyers in their first months after closing have the most to gain here. Update the mailing address on the account so the next notice reaches you, and look up the online tax record while the details are fresh. A paper notice is easy to lose in a move; the tax account behind it does not forgive being forgotten.
