Arapahoe reappraisal is not a simple inflation bump

A new Notice of Value can feel like the county simply turned a dial and bumped last time’s number up by inflation. That is not how it works. Colorado law requires assessors to reappraise real property, both land and improvements, every two years in the odd-numbered years. In a reappraisal year, the assessor pulls fresh sales data from a set time frame and runs it through mass appraisal, which estimates many properties at once from that market evidence.

Because the new value rests on actual sales, two neighbors can open very different notices. One parcel may jump more than the house next door based on sales evidence, size, condition, location, classification, or its specific property characteristics. The old figure is not pushed up by the same flat percentage everywhere, so a big change next door tells you little about what your own should be.

When a value looks off, the path forward is evidence, not exasperation. Gather facts about the parcel itself: recent sales of genuinely comparable homes, square footage that may be recorded wrong, condition issues, or anything that sets the property apart from the ones it was grouped with. An appeal built on those specifics carries real weight. The assessment calendar lays out the appeal window, which is short, so it pays to note the dates as soon as the notice arrives.
