Gilpin recorded deeds start with the clerk, not a sales letter

A few weeks after a closing, a letter arrives offering to send you a copy of your deed for a tidy fee. It looks official. Before you write a check, it helps to know where deeds actually live.

The Gilpin County Clerk and Recorder records all real estate transactions in the county, and a property owner’s deed is available right there for a low per-page cost. That is the original source. A copy from the office that recorded it costs a fraction of what an outside company tends to charge.

This is exactly why those solicitations draw a warning. If a call or letter from a company asks you to pay for property owner deeds, the Colorado Attorney General’s Office is the place to report it, and the Clerk and Recorder can answer questions about your own records directly.

None of this means every records question is a scam, or that paying for a service is always wrong. It means the official starting point is the county clerk, not a sales letter that found your name on the public record after you bought a home.

If you are closing soon, hang on to your documents and note which office records deeds. If you already own and a bill turns up for a copy, a quick call to the clerk usually settles whether you need to pay anyone at all.
